Investors are paying what would seem like a premium for Light Rail properties and will hold them as the prediction is that values will explode. They are not wrong. </span><br />

If you take the Light Rail instead of driving, it will take you approximately 20-minutes, which is half of the time! Also, Sound Transit has been intentional on where these stations will be located, and there is sightseeing at every stop!</span><br />

Every home is different, and every property has challenges when capturing certain angles. Another important difference in actual professional photography is lighting. My photographer for example brings his own lighting which helps make those photos really pop. </span><br />

Our micro economy is thriving, the Puget Sound is a gorgeous place to live, and housing is unfortunately limited. The Puget Sound Regional Council estimates around 236 people are moving to the Seattle area each day, which is well over 1,000 people per week. Even if new construction were to build houses at a faster pace, we could never keep up with this demand. </span></span><br />

<span style="font-family: "verdana" , sans-serif;"><b>What is a Real Bubble?</b></span></span><br />

<span style="font-family: "verdana" , sans-serif;">Secondly, when the country was actually in a real estate bubble back in the early 2000's, the writing was on the wall, and it was well covered in the media. No income, and no down payment loans which were well rooted in greed, and zero lending regulations, lead us to the peak of a downward snowball affect. That is what a "bubble" actually looks like. This approach was not sustainable, and it really showed in the end. </span></span><br />

<span style="color: #20124d; font-family: "verdana" , sans-serif;">In order to purchase a home today, one needs cash, excellent credit, and underwriters sift through your entire life and portfolio. The gap between the "haves" and the "have-nots" continues to grow, and the middle class continues to shrink. When one pays up to 40% of their income in rent, and banks require a down payment to buy a house, how can one afford to save? A new survey just released by Career Builder states that 80% of Americans are living paycheck to paycheck. </span></span><br />

Placing these colorful flowers in the rooms where you spend the most time in will make all the difference in your mood. You can even take a bouquet to your office and place them on your desk. This is a gift everyone should give to themselves.</span><br />

Consumers in the Puget Sound region are now looking at how long they are spending in their cars before they even consider what kind of house they want. <span style="color: #20124d; font-family: "verdana" , sans-serif;">It is highly recommended to call beforehand to make sure the orchard you want to visit has U-pick options available on that day. Orchards operate differently, and they do not always offer self pick on everyday of the week. I also recommend packing boots as the orchards can be a little muddy. Lastly, while many farmers in the area have not paid the expensive cost of obtaining organic certifications, many of them do have organic growing practices. When you call ahead, be sure to ask them about this. </span><br />

I have clients who would love to upgrade, or even downsize, but when they start their search, it all feels very daunting. </span></div>

Keep in mind that this does not happen with all homes, but we are starting to see it happen more often this Spring. The time frame can be anywhere from one month to six months for the rent back. </span></div>

We have forms that can be filed to keep things clean and professional in terms of the Real Estate transaction, and most of the time, things do work out. But what about those risks? If the seller decides to not vacate the property, or if they leave the house in poor condition after turning it over to you at the end of the rent back. </span></div>

Even in this seller's market, it is never a good idea to allow the other side to have control of the steering wheel for the entire time. </span></div>
